Shed Rules for Hearthstone

  • All sheds have to be presented and approved by the architectural control committee
  • All sheds submitted will be voted on at the next monthly board meeting
  • No metal sheds or carports.
  • Sheds have to conform to Dyer’s placement guidelines.
  • There are 2 major pipelines that run parallel to the railroad tracks, they are the Wolverine and Kinder Morgan pipelines.  Call 811 before any digging or placement of sheds especially near these pipelines.
  • SHEDS ON POND LOTS CANNOT BLOCK NEIGHBORS VIEW OF POND. 
  • Sheds will have maximum dimensions of 10′ x 10′.
  • Sheds placed on any easement cannot be placed on a permanent foundation, check plat.
  • Only one shed per household.
  • Sheds should match in color to house.
  • Items shall not be stored around exterior of shed.
  • Sheds will require a building permit from the Town of Dyer.
  • Vinyl pre-built sheds are allowed and do not need a building permit, but have to conform to above guidelines.
  • Any vinyl shed of dimensions less than 8′ x 8′ is allowed to be placed against a structure.  Any other shed is not.

How to Submit Your Shed for Approval:

  • Gather as much information about your shed plans: size, color, placement, manufacturer, pictures, etc.

Some Recommendations From The Board:

  • The board recommends that the homeowner should use the same vinyl siding and asphalt roofing that is on their house.  Think “maintenance free!”
  • Any painted sheds will have to conform to the exterior rules in our covenants, such as being maintained and painted every 5 years.
  • Sheds are a great place to store garbage cans since Dyer is going to fine households with garbage cans being stored visible from the street.
  • Make sure the shed has a good locking system and any windows secure.
